925 Mellon Street Project

Sept 2020 Update
Following the August 20 presentation on proposed zoning changes to 925 Mellon Street, the HPCC Board approved sending a letter of support for the project to the Zoning Board of Adjustments during its September board meeting; see board minutes and support letter.  The letter included four requests of the developer based on discussion during the presentation, including:

  1. Creating a contained and screened area for trash receptacles for all building tenants behind the building;
  2. Replacing the broken concrete and gravel in the parking area with a uniform permeable surface for parking behind the building;
  3. Addressing the drainage concerns around the building in a way that does not create drainage problems for the neighbors; and
  4. Working with the neighbors to replace the fences along the property lines.

The Aug 20th HPCC Community Zoom Meeting included a Development Activities Meeting. CitySTUDIO, a developer, updated the community about the property at 925 Mellon Street. The structure currently has occupancy for a retail space on the ground floor, with three apartments above.  CityStudio is proposing to convert the ground floor space to a fourth apartment.  Although this change would bring the property more in-line with others on the block, the change is a non-conforming use for the zoning district.  CitySTUDIO presented on its plans and solicited feedback at this meeting prior to going before the Zoning Board of Adjustment.
